The space
Suite 100
Suite 100 is the corner of the building that was built for hospitality. The room already reads like a neighborhood coffee bar: a vaulted ceiling with exposed timber beams, a limestone fireplace, wide-plank wood floors and a long built-in bar with counter seating on the customer side and work space behind it.
French doors open straight onto the covered upper deck, where picnic tables and Adirondack chairs sit under a canopy of century live oaks. It is the kind of indoor-outdoor setup that the Austin coffee-and-beer concepts are built around — Radio, Cosmic, Buzz Mill, Spokesman — but at the front door of the Hill Country Galleria, with tens of thousands of cars a day on Hwy 71 and a daytime population of shoppers, office workers and Galleria staff next door.
The space is being offered as a second-generation build: the bar, fireplace, finishes and restroom are in place, so a tenant's capital goes to equipment, branding and the deck program rather than a shell build-out.
